From Runoff to Relief: Fixing a Front-Yard Water Problem
At first glance, this home’s issue didn’t look all that unusual, but every time it rained, water from the road told a different story. Because the street is paved with a crown, runoff naturally flowed to the side and straight into the homeowner’s yard. Over time, that water began washing out the driveway and walkway, leaving concrete edges “floating,” slabs sinking, and even creating tripping hazards. The front steps had become a collection point for water, making the problem worse with every storm.
The Challenge
Rainwater from the roadway was undermining the driveway, sidewalk, and front steps. Previous repair attempts, including foam injected under the driveway, had failed, and the constant flow of water continued to erode the soil beneath the concrete.
The Plan
The goal was simple: stop the water before it caused more damage and stabilize everything it had already affected. That meant redirecting runoff away from the yard, repairing the voids beneath the driveway and walkway, and resetting areas that had settled or shifted over time.
The Solution
To tackle the problem at its source, we created a berm in the front yard to help divert water away from the property. An asphalt berm was also poured along the edge of the road to keep runoff from flowing directly over the driveway. On the right side of the drive, the ground was raised to encourage positive flow back toward the street. On the left, we installed a wide, sodded swale, about six feet across, to safely carry any remaining water across the yard and away from the home.
Once the water was under control, we turned our attention to the concrete. The failed foam from the earlier repair was removed, and new concrete was added beneath the driveway to lift and stabilize it properly. Sections of the walkway were removed and re-poured with improved pitch, eliminating the lip where the sidewalk met the driveway and creating a smoother, safer transition. Finally, the area around the front steps was uncovered, cleaned, and restored so water could no longer pool there.
The Result
With runoff redirected and the concrete properly supported, the driveway and walkway are once again stable, safe, and built to last. Just as importantly, future rainstorms won’t undo the work, giving this homeowner peace of mind every time the clouds roll in.
